A Very profitable investment property

Center of Paris, France : Investment property, 2 lots divided in 6 separate brand new studios generates an income of ~ USD10,000/month, rented per night, fully booked 2 month in advance due to popularity, see reviews in pictures (with 6 private kitchen and 6 private bathroom) entirely managed, no presence of new owner needed, $10,000 just comes in every month without any work done by the owner.

 

Rented per night:  generates about $1600 per apartment

Rented long term (yearly) : generates between $900 and $1200 per apartment

2 lots divided in 6 studios of about 15 to 20 square meter each, on the ground floor. Each apartment were designed by an architect so that the bed can slide under the elevated kitchen, gaining more space, many guests mentioned it was ideal for a couple, better than a hotel room because of the large fully equipped private kitchen and the washing machine.

Each studio generates 50 to 70 euro per night, usually fully booked 2 months in advance.

Each studio has its own brand new, large fully equipped kitchen with a washing machine (for clothes) and a private bathroom with washbasin, mirror, towel heater, shower and toilet.

4 studios in lot n°1 were renovated in 2015 so they are newly equipped (all four bathrooms are the same and all four kitchen have the same style/design, some are L shaped, others I shaped).

2 studios in lot n°2 were renovated in 2012 (kitchens and bathrooms with bathtubs have the same design in these 2 apartments).

5 out of the 6 studios have a luxury suspended toilet, all Geberit brand for the 4 studios of lot n°1.

All windows are double glazing of the French high quality brand Lapeyre.

Very central, 2 minute walk from Gare de l’Est Metro station, only place in Paris with Chatelet that is a bus hub and there is a bus every 5 minutes to everywhere in Paris between midnight and 5:00AM.

10 minute walk from Eurostar (to go to London) Gare du Nord station, which is 30 minutes away from Charles de Gaulle, CDG, airport by RER B, direct, no stops.

10 minute subway to Montmartre

14 minute subway to St Michel Notre Dame church

1 minute walk (end of street) to canal St Martin river

Surrounded by very good primary schools, kindergardens.

Very quiet.

Secure building with 2 digicodes.

Surrounded by trendy restaurants,, lots of shops, groceries, big Gare de l’Est mall recently built, 2 minute walk.

Most reviews from guests say the apartments are great, some mention that it was their best Airbnb experience even though they don’t even see the host (they take the key in a Masterlock). They even say they will remember this  Airbnb experience forever and others say they liked it so much, they didn’t want to leave the apartment. These reviews are of May and June 2017.

With this apartment, you earn a high monthly income without being in Paris and without hearing anything about it. Paris has lots of companies wanting to manage your properties, I have one that consistently managed to get amazing reviews from guests even though they don’t necessarily welcome them, they just have a good cleaning team and a person managing the online messages. Revenues can be higher as apparently when listings are booked 2 months in advance, it means the price per night can be higher. Airbnb sent me a message saying that my apartments fulfill the standard for business travelers without me asking if I was eligible.
